Three key areas to review in a master policy

Values, deductibles and coordination with individual insurance: a useful conversation for your board.

Values and limits

Review which property is described in the policy and how reconstruction values were determined. A unit’s market value does not necessarily equal the cost of rebuilding the building.

Deductibles

Compare premiums alongside deductibles. Ask whether a percentage applies, what it is based on and how the association would respond to a loss.

Coordination with unit owners

Compare the master policy with condominium documents and individual HO-6 insurance. Do not assume one policy covers everything excluded by the other. Ask for written clarification of responsibilities.
